OUR HOME STAGING PROCESS

1.) INITIAL WALK-THROUGH

We will start with an initial walk-through of your home to determine whether any repairs are required, assess the aesthetic of the property (e.g. traditional, transitional, or modern), evaluate the type and amount of staging necessary (i.e., partial or full), and create a preliminary schedule for next steps.

2.) DESIGN CONSULT & STAGING PLAN

We will meet with our contractor onsite to finalize the scope of the required repairs and schedule the work. At the same time, our stager will take detailed measurements and identify the furniture, artwork and accessories required for each room. All information collected will be used to create a comprehensive staging plan for your review.

3.) PROPERTY PREP & STAGING

Once the property has been decluttered and our contractor has completed all painting and repairs, our cleaners will ensure the property is spotless. We are then ready to move in all the furniture and other accessories so that our stager can methodically dress each room.

4.) FINAL WALK-THROUGH

Once the staging is complete, we will walk through the property one last time to make any final adjustments and ensure your home shows its best for our photographer who will shoot the space and create a 3D virtual tour for use in our marketing program.

WHY STAGE?

SELL FASTER, FOR MORE.

Staging increases the amount buyers are willing to spend for a property. 23% of sellers' agents reported that staging increased the dollar value offered by buyers by 1 to 5%, compared to similar homes on the market that hadn't been staged. Moreover, 18% of sellers' agents said that staging increased the dollar value of a residence between 6 and 10% and greatly decreased the amount of time a home spent on the market. (National Association of Realtors, 2021)

PAINT A PICTURE.

Many buyers struggle to envision how they can live in a space...how to arrange furniture, where to hang art, etc. Staging works to overcome these barriers by helping buyers see a home's full potential, to paint a picture so to speak. In fact, 82% of buyers' agents reported that staging makes it easier for buyers to visualize a property as a future home. (National Association of Realtors, 2021)

FIRST IMPRESSIONS MATTER.

You've heard the saying "the first impression is the last impression" right? This couldn't be more true when listing your home for sale. The average home buyer will decide within seconds of seeing a photo or walking through your home if they are interested enough to submit an offer.  Staging ensures that your property looks its absolute best from the get go.
